999-Year Tenure Negates Decaying Lease Fears

The Ki Residences Condo is a 999-year leasehold development. Given the scarcity of such land in Singapore, such a property is expected to attract strong interest, especially when the government will no longer be selling land with more than 99-year leases. Hence, freehold and 999-year leasehold land will only come from existing stocks owned privately and made available through private or en-bloc sales.

Recently, there have been much talk about lease decay affecting the value of HDB flats. However, with a 999-year lease for the Ki Residences, much of the fear will be largely negated.

There is also a confectionery (Charles’ Classic Cakes) and an ice-cream parlour (Daily Scoop) that sells freshly made ice-cream.

It is a great place to bring the kids for a treat after a runabout in the nearby playgrounds, have a nice family meal or just chit-chat with friends over a cuppa in a relaxing setting.

The Clementi Arcade is also home to a pediatric clinic, hair salon, a kindergarten and an international school, among other businesses.

The Sungei Ulu Pandan (or Ulu Pandan Canal) is located near the Clementi Arcade and there is a bridge that provides a short-cut to the Clementi housing estate and MRT station.

Running alongside the canal is the Ulu Pandan Park Connector. It stretches all the way from Jurong East to the Pandan Reservoir and Buona Vista, passing by the housing estates of Ghim Moh, Ulu Pandan, Clementi and Sunset Way.

Due to its picturesque and tranquil surroundings, it is a very popular place for joggers, cyclists and families to bring their children for some outdoor fun, such as scooting or roller-blading.

Along the banks of the canal, a rich variety of flora and fauna can be found. Sightings of birds such as the Black-naped Oriole, Striated Heron, Little Egret, Swiftlets, Sulphur Crested Cockatoo, Oriental Dollarbird, Rose-ringed Parakeet, Kingfishers and majestic raptors like the Grey-headed Fish Eagle are frequently be spotted.

And often, visitors or residents passing through the area may catch birds feeding on fishes off the canal or searching for prey amongst the grassland. Apart from birds, families of otters, monitor lizards and tortoises can also be seen sometimes.

One of the unmistakable landmark of Ulu Pandan Canal is the disused truss bridge. It is a defunct railway track that was part of the former Keretapi Tanah Melayu (KTM) Jurong Line which has been decommissioned since the 1970s. Similar to ones in Upper Bukit Timah and King Albert Park, it will be conserved as part of the Singapore’s heritage.

Nevertheless, remnants of old farms can still be seen along the railway where fruit trees such as durian and jackfruit can be found. However, the land has been taken over by community farming where residents have been allotted small parcels of land to grow fruits and vegetables. In the future, more of such small scale cultivation could be encouraged along other areas of the Railway Lands near housing estates to enable Singaporeans can learn about food production.

To improve the development’s accessibility, the developer will be building an extension eastward from Sunset Way that will cut through a forested area to connect directly to Clementi Road (refer to map below). This will reduce the distance from 1.5 km to just 500m. In other words, the walking time to the main road will be reduced by two-third to just 6 minutes, with the bus-stops close by.

In the future, there may potentially be a new Cross Island Line MRT station being built near Sunset Way, which will greatly improve accessibility and travelling convenience (more on this below).

New Road Extension to Clementi Road

The Ki Residences condo is close to many major Expressways such as the Ayer Rajah Expressway (AYE), Pan-Island Expressway (PIE) and Bukit Timah Expressway (BKE). These expressways can be reached within a short 10-minute drive and provide convenient access to some of Singapore’s major economic zones. These include:

Along with these exciting developments, there will be an increase in property demand. Hence, a development like the K Residences Condo is nicely poised to take advantage of them.

In addition, it is within a short drive to three MRT stations – Clementi (~ 8 minutes), King Albert Park and Beauty World MRT (~ 10 minutes). Such great connectivity will provide excellent convenience for residents when travelling to work, study or leisure.

Clementi is also an Integrated Transport Hub (ITH). ITHs are fully air-conditioned bus interchanges that are seamlessly linked to MRT stations and adjoining commercial developments such as shopping malls. Besides Clementi, another ITH is coming up in Beauty World. The mixed-use site has already been put up for tender by the government. When completed, the Ki Residences Condo will be smack right between two ITHs. With the improved connectivity, commuting time will be reduced which will make for a better travelling experience.

Potential MRT Station Near Ki Residences

In the future, there may potentially be a Cross Island Line (CRL) between the King Albert Park and Clementi MRT stations. This means it will traverse both ends of Clementi Road while passing close to Sunset Way. Phase 1 of the Cross Island Line will be from Chanqi Aviation Park to Bright Hill and it is targeted to be completed by 2029. Phase 2 and 3 will see it extend to Jurong although no further details have been announced yet.

The Cross Island Line(CRL) is Singapore’s eighth MRT line. It will be the longest fully underground line spanning more than 50 km that will serve existing and future developments in the eastern, western, and north-eastern corridors. These include major hubs such as Jurong Lake District, Punggol Digital District and Changi region.

When operational, it will have the highest number of interchange stations. In addition, almost half the stations will be linked to existing rail stations, which could include the King Albert Park and Clementi MRT stations. Given the relatively long stretch between these two stations (about 3.2km), it is not inconceivable that a new station could be built near Ngee Ann Polytechnic, Singapore University of Social Sciences and SIM Global Education (see map) to serve the large student population. If realised, the station could be very close to the Ki Residences. This will provide alternative travelling routes and cuts down commuting time.

In addition, it will spur new developments along the new line to the benefit properties around it.

Potential Future CRL MRT Station

Major Economic Zones Enhances Investment Potential

The Ki Residences Condo is located near three key economic growth zones – One-North (including Dover Knowledge District), Greater Southern Waterfront and Jurong Lake District. This will boost its investment potential as these areas will see increased employment opportunities and hence, property demand. It will be transformed into a new major gateway and location for urban living along Singapore’s southern coast.

The Jurong Lake District will be strategically located near high-value industries, the future Tuas Port and two world-class research universities. It will also be the location of the High-Speed Rail to Kuala Lumpur, which seeks to open new markets and enhance the flow of talent and travellers, facilitate knowledge, business and cultural exchanges, as well as social connections between Singapore and Malaysia. This will make it an attractive hub for regional businesses and hence, it has been dubbed the second CBD (Central Business District).

The Ki Residences Condo will be jointly developed by Hoi Hup Realty and the Sunway Group. The site was acquired through the en-bloc sales of Brookvale Park for $530 million in Feb 2108. Property Progressive Payment Scheme
